  • Source a suitable development and property with
  • Complete a reservation form (our adviser will be happy to assist)
  • Buyer puts down a reservation deposit, which may be partly non-refundable, and provides their solicitor’s details. can recommend a panel of solicitors in case the buyer doesn't have one.
  • Solicitors for the developer and purchaser will process paperwork and proceed to an exchange of contracts which must formally take place within a specified period after the reservation - normally 21 days.
  • When exchanging contracts, the solicitor will ask for a deposit which is usually 10% of the asking price. This is a legally binding contract and once the contracts have been exchanged, the property is secured for the purchaser.
  • When making an off-plan purchase the completion date may be many months or even years after contracts have been exchanged. As the completion day approaches, the developer will keep the buyer informed as to the progress of the construction. Formal ‘notice to complete’ will be served by the developer’s solicitors, usually around 2 weeks before completion.
